I was asked to name and define my departmental duties for the company and I created the following department:
Design, Sales and Customer Relations Division
As Director my responsibilities were to:
Design
Project Design Development
Conceptually review the overall project goals and target markets
Collaborate with architect regarding building design, layout and flow as well as unit details.
Collaborate with marketing department regarding targeted marketing, i.e. brochures, photos,
advertising language and content.
Model Design Development
Develop and oversee model and lobby budgets.
Conceptually design and furnish models and lobbys:
Included basic finish design selections i.e. countertops, tile, fixtures, flooring, appliances, paint color as
well as furniture layout, specification and accessorizing.
Purchase furniture and oversee installation and delivery
Oversee subcontractors during installation of paint, window coverings, art and accessories.
Create and update an Inventory of Furniture, Finishes, Fabric and Costs
Sales
Finish Selections and Upgrades
Develop a comparative analysis of local developers building upgrades i.e. carpets, appliances
and current market retail values; for use in sales and designing.
Create a comprehensive Building Standards and Upgrade Program.
Procure pricing, sample boards and create applicable forms.
Work with in-house subcontractors to develop, purchase and install architectural upgrades.
Meet with new buyers and generate as many profitable upgrades as possible.
Procure upgrade deposits and follow up on receipt.
Coordinate with outside subcontractors for purchase orders, and installation of upgrades procured
directly
Transmit final package from buyer to construction company, developer and realtors.
Disperse additional upgrade selections and costs as they arise to above.
Review final upgrade costs and closing dates with lawyers prior to closing.
Record all standard and additional costs relating to each unit and prepare a monthly
Analysis of Costs vs. Profit.
Maintain a guiding role in the customer relationship.
Create and review a What to expect booklet with buyer.
Act as the buyer liaison between developer, subcontractor and Realtor regarding closing dates,
selection dispersal and any miscellaneous unit questions
Develop Customer Welcome Kit with appliance manuals, first step walk through on mechanical
items, care information on all finishes and welcome gift.
Perform a personal preliminary walkthrough to confirm finishes and upgrades, including
electrical and plumbing.
Perform buyer walkthrough and coordinate punch list follow through and sign off.
Stay available for move-in complications.
Follow up with promotional material and asking for referrals.
Report to partners and supervisor with weekly review.
Develop and oversee a buyer friendly web site including building standards and upgrades, photos
and pricing.
Manage website with pricing updates and selections changes.
Develop a comprehensive business plan outlining the Division’s vision for growth, increasing
productivity, referrals, profits and goals.
Develop a competitive market analysis of the industry identifying current conditions and
competitors’ advantages and niche markets.
Develop a profitable and competitive upgrade program.
Track profitability and goal achievements.
Bi-monthly meeting with Real Estate teams to identify target markets, most competitive
product mix
Present and coordinate most effective attack on competitors’ projects to be used in
sales as well as upgrades.
Develop a relationship with other project designers to discuss procedures and upgrades.
