SUMMARY DEVELOPMENT SKILLS AND ACCOMPLISHMENTS:
Owning my own interior design company has honed my leadership, marketing and accounting skills to a fine point! The intricacies of business creation and ownership are best learned through experience. The hat of the entrepeneur is much different than the hat of the designer.
As Director of Interior Design and Customer Relations with a new, soon to be prominent mixed-use real estate developer in Chicago, I organized and created my own department responsible for almost every aspect of project management. I developed the standard specifications and upgrades for their current and future developments – both condominium and multi-family community. I created all streams of written communication between the Developer, Construction Company, Buyer and Realtor from contract signing to buyer move-in.
As Director, I coordinated team communications between the architect, builder, finance department and real estate agents. I conducted daily site visits and gave weekly updates to the managing partner with reports on construction issues, upgrade sales figures, client move-in and overall status of the projects. As I became more involved in the conceptual phase of the projects, I worked closely with the managing partner, architect, marketing team and real estate professionals to create a target market strategy and then monitor and adjust as needed . I reviewed construction budgets and scheduling. I researched the competition and recommended changes to our strategy as opportunities arrived.
After putting together the Standards for Customer Relations Policy, I developed a Booklet and personally oversaw the intake, processing and final move-in of over 150 separate buyers. Due to my leadership qualities, when I left the company we had over a 90% customer satisfaction rate as I personally controlled the buyers’ expectations throughout the process and oversaw all punch list repairs. My sale of upgrades is unprecedented in the industry, and the buildings and buyers both benefit from this insight by living in a building with an above average reputation on the real estate market. I raised the average per unit upgrades by almost 100% from $5,000 to $9,000, earning the company approximately an extra $100,000 in our first building together. In later projects, I sold over $20,000 in upgrades to 10% of my units priced from $180,000 to $250,000. Over 50% of my buildings were upgraded at least $7,000.. I also created extra profit margins by identifying a way for the buyer to include not only the construction upgrades in the mortgage but also the cosmetic ones, i.e. painting, window coverings and lighting upgrades. As a real estate agent in Los Angeles, I was recruited in my first year from my original broker to a larger more prominent company due to my marketing and sales abilities. I sold over $2,000,000 that year.
As a result of my advertising background, I was very intuitive in marketing and public relations meetings. I could converse very fluently with the architects and construction supervisors, owing to my interior design degree and free lance construction background. Due to my previous experience as a Realtor, I could brainstorm with the project sales team and create interesting open houses targeted to our specific clients.
During all of the above I acted as Interior Designer for the projects and designed all common areas including the lobbies. I personally oversaw the design and installation of all finishes in every unit of the buildings. I strive to manage expenses at all times and saved Terrapin over $100,000 in outside design and installation fees by taking responsibility for this aspect of the company and personally designing and installing all models and common areas personally. This accelerated growth was due to a dire need to learn and be an integral part of the company.
In summary, I am hard working, dedicated, enthusiastic, organized, and quick to take responsibility. I am a problem solver with strong people skills. I am a fast learner who is not afraid to ask for help. And most importantly to me, I am a visionary who enjoys finding creative solutions that can give a project an edge in design and marketing or a happy ending to problems that can arise along the way.

Designed models and upgrade programs as well as oversaw project development, construction details and final client sign-off. 1998-2002 President Tracy Household Raised the babies. Learned patience, selflessness and entertainment for those with a short attention span. 1998 Landscape Designer Designscape Followed up on company leads. Met with clients to discover their needs, designed new landscape and oversaw installation. Responsible for overseeing creative campaigns and media buys for commercials as well as direct mail and special promotions.
